Home & Commercial Inspections for Miami

FULL HOME INSPECTIONs

Full Home Inspections consist of a thorough walk-through of the entire home.  Observations are conducted in every room, inside and outside.  The objective is to have a professional report featuring full details to provide peace of mind.

Wind Mitigation

Would you like to save money on your insurance?  Our Wind Mitigation inspection service takes a close look at all the methods for alleviating wind onto your property.  The objective is to reduce insurance costs by correcting recommended roof and window repairs to strengthen impact to your home.  Insurance premiums are lower when the risk of damage is less.

4-Point Inspections

Insurers of older properties often want to make sure the home isn’t going to be a liability.  As a result, they’ll often request a 4-Point Inspection. This report isn’t a replacement for a Buyer’s Inspection.  The objective of this inspection is to give the insurer (lender) what they need to move approve the particular property.

We’ll inspect:

  • Plumbing
  • Roof
  • HVAC
  • Electrical
  • Loan Draw Inspection

BUYERS HOME INSPECTIONs

Find out what a professional home inspector reports about the condition of the property you want to buy before you buy it.  Appraisals tell you the value of your home in relation to comparable properties in the area.    Lender’s might only request a 4-Point Inspection.  We serve as a neutral party with no interest in the sale/ transaction- providing only the facts observed.  The objective is to have a professional in-depth inspection report of the property detail any threats, damages or repairs which are important to know before you agree to purchase the property.

Pre-Listing / Seller’s Inspections

Why wait for the Buyer’s Home Inspection to discover issues when you can know about them before you list your home for sale? With a Seller’s Inspection, we provide the same in-depth service as our Buyer’s Home Inspection. The objective is that you’ll be able to repair, replace, or disclose issues before you list the home for sale- instead of finding out about them at the last minute.

New Construction Phase Inspections

This is the best way to stay on top of a new construction project.  With this inspection service, we’ll visit the property multiple times during the construction process to make sure everything is on-budget and on-time.  The objective is to prevent issues along the way, and alert you of any changes or concerns immediately.

11-Month / Builder’s Warranty

As an owner of a new-construction property, the contractor (builder) usually provides 12 months warranty for most repairs.  This means that you need to act fast to take advantage of your coverage.  The objective is to schedule this inspection before the one-year anniversary to find out if there are any areas of concern that you should report to your Builder’s Warranty in time to get them repaired.

home MAINTENANCE INSPECTIONs

Home Maintenance Inspections provide a full picture of how the systems in the home are operating.  Seller’s and landlord like to make sure that any below-the-radar repairs are addressed before buyers or renters move in.  The objective is to know that the systems of the home are working properly and disclose any necessary repairs.

Loan Draw Inspections

If a loan is contingent of the inspector, the lenders won’t release all the money for your new construction home all at once.  Instead, they’ll want to work with a professional who can assure them the project is moving smoothly and up to state codes.  The objective is to visit the property and assess if everything is on-budget; based on the findings, the report indicates to the lender to proceed by releasing loan draws.

New Construction Inspections

This is the best way to stay on top of a new construction project.  With this inspection service, we’ll visit the property multiple times during the construction process to make sure everything is on-budget and on-time.  The objective is to prevent issues along the way, and alert you of any changes or concerns immediately.

Re-Inspections

The property has been reported as “all set,” but is it really?  With a quick Re-Inspection, you’ll be able to rest assured that everything on your home repair addendum was addressed as agreed.  Only a neutral professional can report the facts and provide you with the re-inspection report of concerns that may have been left out.  The objective is to save money in the future by eliminating risks from concealed, covered, changed or patched repairs where things should have been properly addressed or removed and replaced.

ROOFING INSPECTIONS

Sometimes all you need is a roof inspection… after storms or repairs, a roofing inspection helps certify the current condition of the existing roof structure.  Recommendations may be suggested upon request to ensure a safe and sound roof over your head.  The objective is to know the current status of you roof and address any replacements or repairs before water leaks or further damages are detected.

Radon Testing

Radon can’t be smelled, seen, tasted, or heard, but it can be deadly. In fact, 21,000 people die annually from excessive exposure to radon, and most of them have no idea when it happened.  The objective is for you to be aware of possible radioactive gases and know that you are safe in your home.

Water Testing

Water Testing is important, especially if you’ve got a well.  We’ll take samples and have your water professionally tested. The objective of the report is to find remedies and solutions to waters that may have bacteria or other contaminants.

SEPTIC SYSTEM INSPECTIONS

Septic tank systems are a type of simple onsite sewage facility.  Is your properties sewer drainage connected to the city?  Or do you have a septic tank system?  The objective is to identify that your water drainage is plumbed properly to avoid backflows creating water contamination… not to mention cause a huge mess.

Light Commercial Building / Property Inspection

We also inspect commercial buildings in Miami!  Our focus is on light buildings, which means strip malls, storefronts, and retail spaces.  The objective is to provide facts about the property and bring awareness of concealed damages or threats that may be easily overlooked.  Contact us for more information.
